Application & file

How do I book a flat?

Everything is done online: fill in the request form, choose your studio type, then put together your file with the supporting documents (ID, proof of enrolment and the guarantor’s file).

What documents does the guarantor need to provide?

The guarantor provides their last 3 payslips, their latest tax notice, a proof of address and an ID document.

Am I eligible for housing benefit (APL/ALS)?

Yes: our flats are approved housing, so they qualify for housing benefits. The amount depends on your situation — run a free simulation on the CAF website.

Can I move in during the academic year?

Yes. Move-ins are possible all year round, including mid-semester, subject to availability. Contact us to find out which studios are free on your date.

How long is the lease?

You choose: 10 months (standard academic year), 12 months, or a short stay for an internship (specify the length). Specify your need in the contact form.

Move-in & daily life

What happens once my file is accepted?

After paying the deposit, you arrange an appointment with the manager: an inventory of fixtures is carried out, then the keys are handed over. You can drive up to the entrance to unload.

Is the studio furnished and equipped?

Yes, fully: bed, equipped kitchen (fridge, hob, microwave), dining nook, wardrobe, private bathroom with shower and a study area. Fibre wifi and bills are included.

Do you offer T1 or T2 flats?

The residence only has studios, i.e. T1 flats: 21 m² or 27 m² depending on the studio, with a single living area, a kitchenette and a private bathroom. We do not have one-bedroom (T2) flats.

Is there a parking space?

A private, secure parking space is available as an option, for €35/month. Let us know with your request.

Are pets allowed?

Pets are generally not allowed in the residence, to preserve the quiet and hygiene of the premises for all residents. Contact us to discuss your situation.

What if there is a technical problem in my flat?

You fill in a maintenance request from the online resident portal. The technical team (caretaker) handles your request as quickly as possible.

Is there a laundry and parcel reception?

Yes: the on-site laundry has washing machines and tumble dryers, and your parcels can be received at the residence. The common room and cafeteria area, like the other co-living spaces, are also at your disposal.

How much does a student studio in Nevers cost at the residence?

Our 3 furnished studios range from €465/month (Parking View Studio, 21 m²) to €630/month (Loire View Studio, 27 m²), with the Park View Studio (21 m²) at €475/month. These are rents before housing benefit: all our flats are approved housing and therefore eligible for housing benefit.

How much housing benefit (APL) will I get for my studio?

Our flats are approved housing and qualify for APL or ALS, which lowers your actual rent. The amount depends on your personal situation: run a free simulation on the CAF website (caf.fr) to estimate your benefit.

What is included in the rent?

Everything is included: fibre wifi, bills, secure access, common-area upkeep, on-site laundry, parcel reception and shared co-living spaces. The studio is furnished and equipped (fitted kitchen, private bathroom with shower, study area).

Is parking included in the rent?

Parking is not included in the rent: a private, secure parking space is available as an option, for €35/month. Let us know with your request to reserve it.

Are you close to the universities and the station in Nevers?

Yes: the residence is steps from the Law Faculty, the INSPE and the IFSI/IFAS nursing school, as well as Nevers railway station. A bus stop is nearby and the town centre is within walking distance, facing the Loire.

How does booking work, step by step?

In 4 steps: 1) a viewing of the studio, 2) putting together your application file, 3) paying the security deposit before move-in, then 4) the inventory of fixtures and key handover. You can drive up to the entrance to unload.

Safety & house rules

Is the residence secure?

Yes. Access to the residence and common areas is controlled (secure entry by keypad code or badge). The residence is designed to provide students with a calm, protected environment.

How do I access my apartment?

Each resident has their own personal access to their apartment. Keys or access codes are handed over on arrival, after the inventory check.

How many people can occupy the apartment?

The apartments are designed for single occupancy (student studio). The unit must be occupied solely by the tenant who signed the lease.

Can I have guests?

You may receive visitors occasionally, provided you respect your neighbours and the house rules. Hosting a third party on a lasting basis is not permitted.

Can I sublet my apartment?

No. Subletting the apartment is not permitted. The unit is reserved for the tenant named on the lease.

What are the rules regarding noise and consideration for neighbours?

To preserve everyone's peace and quiet, residents are asked to keep noise to a minimum, especially in the evening and at night, in accordance with the residence's house rules.

What rules apply in the co-living spaces and common areas?

+
The shared spaces (co-living, common kitchen, lounge) are open to all residents. Everyone is asked to leave them clean and tidy after use and to take care of the equipment provided.
